GTA
Complex mortgages
Some files do not fit the first box a bank uses. Self-employed income, a legal suite, a newcomer down payment, a pre-construction closing, or a renewal with a problem can still be prepared. This page points at the service page and the note for each one.
Any rate or payment mentioned is illustrative and on approved credit (OAC). It is not a quote, a commitment, or a current offer.
What counts as a complex file here?
A complex file is one the standard bank checklist did not finish. The income, the property, or the timing needs a second reading. MKG prepares that reading from the North York office for clients across the GTA. The lender still decides.
Which situations show up?
Self-employed
Illustrative example. Two years of notices of assessment, the T1, and the T2125 can be prepared for a program that reads verified income, including add-backs the return supports. The lender decides which lines count.
Low declared income, strong cash flow
Illustrative example. Line 15000 can look thin while the business statements show money moving. That gap is a document question. It is not a file with the income removed.
Basement suite rental income
Illustrative example. A legal suite with a lease can be part of a purchase when the program allows a rent offset. The lender decides if the rent counts. An illegal suite is a different file.
Debt consolidation
Illustrative example. Cards, a line of credit, and a car loan can be set beside a refinance, a HELOC, or a second mortgage. The penalty on the current term belongs in that comparison.
Newcomers
Illustrative example. A newcomer file often starts with status in Canada, the down payment trail, and income that can be documented. A program may be available, subject to the lender and, where insurance is used, the insurer.
Pre-construction
Illustrative example. A closing months away can meet an appraisal under the purchase price. The gap, the deposits, and the occupancy date are the papers. The original price is not a promise of financing.
Renewal with issues
Illustrative example. A renewal letter, a penalty, or income that changed since the last funding is still a file. The current lender's offer is one option. Another look is not a guaranteed saving.
Where is the written example of finding a way?
Canadian Mortgage Professional wrote about Micky Khaneka finding a way through files that were not straightforward. The article is their reporting. It is not an approval, and it is not a promise that the next file will follow the same path.
What do people ask first?
Does a complicated file mean an approval?
No. It means the papers are read before anyone says the bank's first pass is the end of the conversation.
You may qualify on a program that fits the documents, subject to lender and insurer approval.
Where is the office?
The office is in North York. The files on this page are GTA files: North York, Toronto, Vaughan including Woodbridge, Mississauga, Brampton, Oakville, and Milton.
